De Personalizing



As many of you that follow my blog know I am in the process of selling my cottage home.

I love this home and have infused every space in this home with my decor style and what I love.

The process to sell this home that I love has been a blessing and a curse.

When we put the house up for sale over a week ago the buyers started to schedule showings.  Most of the feed back was wonderful but some of the buyers were not able to see past my decor and envision themselves living in this home.


The Home has been well maintained by my husband and I. The home also has a lot of $$ upgrades.
This home has hard wood floors and crown molding through out and  up graded appliances, newer windows, roof, furnace, air conditioner etc.  To show off these up grades I had to take down the beautiful decor that seem to be a distraction to some of the potential buyers.

So while it is hard to pack up your life and style,  it has been good to help me emotionally separate from this home I have loved.

 I thought I would show you some of the before and after pictures for staging the home to sell.

This was my decor at the entry to the dining room.
This was the divider wall that separated the office area from the dining space.


I packed up a lot of my personal items in my office space.





Now the office area is pretty much packed up and open.



Now hopefully the buyer will be able to see the hard wood floors and not be distracted by the divider wall or office decor.  It will also give the buyer the opportunity to see this addition off the back is not just an office and dining space. It could now be a dining space where my office was and where the dining space is could be a family room.

As you can see in this picture of the dining room I had a lot of decor still up on the walls.  The plates over the cabinet and my old windows and wreath up on the open window from the kitchen into this room.


So down came the plates, the old chippy window over the opening to the kitchen and I packed up all my Madonna's and angel wings that were on top of the cabinet.  It feels empty to me but now the buyers can see past all that decor.
I did leave up a few things on the walls just so it would not feel completely void of any decor.  I took the old chippy post headers off the window and the french doors going out the the deck.  Just left up the drapes.

I took the burlap and lace curtains off the window to have it feel more open and not have my shabby style there.


Now the space looks brighter.  The ladder and baskets are down that hung over the washer and dryer too.


I took down the chippy shutters and transom window from over the couch.  Took down the chandelier too.

We had a ceiling fan so we put that up in place of the chandelier.  I kept the two window decor pieces on each side of the armoire so the room would not feel completely empty.


The chippy old posts that Terry made into a window header has been removed.  Now just the white sheers are hanging over the window.  The ladder and decor by the door is down and packed away.

The drying rack is down and pack away and the double window doors covering the opening between the kitchen and the dining area is now down.  Lets more light into the kitchen.  Still hard to get a good picture in this kitchen ughh!

I took down almost all of the entry way decor and packed it away too.

While this is seems bare to me I guess it is good for the buyer to be able to envision how they would want this entry way to be.


Wooooooo lots of change ups here at Junk Chic Cottage.  Decor packed and ready to move when the time comes.  Blank walls for buyers to see upgrades and possibly there style in this home.

    I can't believe how bare your house looks with a lot of the decorations packed away. This will be good for the buyer to see things more clearly and hopefully you will sell your home faster. Now you have everything all ready packed up for your new home!

  3. You did a great job of re-staging the spaces, Kris. Taking down personal decor, is like putting away family photos. They are going to see your woodwork, neutral decor, the big space, and beautiful floors. There's still enough decor to be beautiful and accent the space. And you are right...lots of packing is done now!

  6. Kris, I can identify with you because we will be putting our home up for sale in the spring. It is going to be difficult parting with some of my treasures as we can't take them with us. We are going to down-size into an apartment. Your home is a beauty and I know you will find a buyer soon.   8. Everything you have done is so smart!!! I have learned this from my own experience in selling and now that we are realtors, it is so evident that the more pared down accessories are, the better. Unfortunately, people (especially the younger couples) just cannot envision things the way we could when we were young.......very frustrating for all concerned!! I always tell our clients....."you have to pack it anyway".......So, now when your offer comes in......and it will Kris, you are soooooooo far ahead of the game!! It is soooooooooo much work, but will pay off in $$$ and time for sure! Blessings for all the good things that are ahead for you!! Your home now looks huge! Linda

  11. I know exactly how you feel. We had our house on the market last year due to my husband's job change. It was so hard to pack pretty much everything away and take down all signs of any sort of personalization. I hated having to turn my kids rooms into bare-walled, personality-less (word?) rooms. The housing market was still pretty bad then in the Chicago area and we were on the market for a year. God must not have wanted us to move because it never sold and here we are still! My high-school kids are quite happy:) I'm sending good thoughts your way that all will work out well for you and your husband. I'd buy your house in a heartbeat:) xoKathleen

    I have heard from so many friends and family members stripping their house of its personality is the most difficult thing to do when moving. I'm sure it is and maybe why we have stayed at our home all these years. Looking at the photos before and those with personal items removed it does allow the potential buyers a blank canvas to paint their own dreams of living in the cottage. Kris you and Terry are about to write the next chapter of your lives and what's exciting is its unwritten... I had to leave a gorgeous piece of lace at my Dad's house I used for a wierd window covering, and regret that, too. So smile at your boxes and just say, 'the best is yet to come." Sandi

  20. Wow, that must be difficult for you. Your house is so personal, your style unique! It looks like someone will get a great house but it will never look as lovely as it did with you living in it. Be patient and the right home and job will come along.   21. Everything looks so plain and not "JCC" at all, but I know that home stagers say to remove all personal touches. I know that when we looked at our house, KC could not get past the furniture and the berber carpeting throughout (even in the bathroom). I was able to picture our furniture in the house.

    In the long run, I think removing your personal touches will be a selling factor and like you said, you are beginning to separate yourself from the house.

  29. It is a shame that you have to take your things down just to sale your home. I would have taken your home in a heartbeat, but I see what others can't. You have the prettiest wood floors and so much room. The rooms get so much light. Too bad we are still 5 years from retirement, or we would have bought it.

  32. I think I have an ill-feeling in my stomach right now. It looks good, it even looks great (both ways, btw), but I cannot even imagine the stress you are feeling. Try as I might separate myself from my belongings, I don't want anyone telling me how to do something, especially something so personal. If we ever sell, I think I'll pack it all away before we would ever let anyone, agent or potential buyer, come see it. You're making me see the logic of Mr. "I Don't Like Stuff". ugh.   33. I had to do the same thing when we moved from our old house into this one. It was hard for me to understand that not everyone loves shabby cottage living as much as me. Who would have thought?? Good luck to you!

But, when you move and unpack, it will be just like Christmas morning...pulling all of your treasures out of box to place in their new home!   40. You have made a lot of wise choices in your editing of the décor. Sometimes, the editing makes a space look too bare to me...however your space is still equally as charming as it was prior to the removal of your shabby and chippy lovelies. Bonus, you won't have to wonder if after the fact the buyer had kept you lovely light fixtures in place and you get to relove them in your new home.     1. It has been a bitter sweet thing to pack up all my decor. It is sad to take down my decor and detach but at the same time it is good to have some of this stuff pack and ready for the move when it does happen. Less overwhelming for later.

      That is actually some curtains I had and shortened them to make a skirt. If I am not going to use them in the next house after this one sells I will let you know and you may have them and can make them fit to your space.   51. I think what you are doing is a great idea, not only for the buyers but to help you detach. I will definitely have to do that when we downsize. I moved from my dear farmhouse before it sold so it was pretty much empty which helped me a lot.

I still remember doing the same things...but, I also remember thinking I could breath better with most of my "stuff" out of the rooms...and I remember thinking, "Gosh, the house DOES look larger without the extra furniture and things all over the walls...so I know it;s good to do what you are doing.

  56. I know it is hard to prepare to sell. Had to do it 3 times! The realtors were always stressing NO PERSONAL ITEMS OUT, like photographs. I had to put all photos away in storage.

  68. It looks a little lost without your personality in there, too bad buyers can't see past your décor, they would have to be blind to see beauty! I understand how scary this time might be, I went through it myself and thought it was the end of my world... but experience should have told me it would work out, it always does! I couldn't be happier, Mr. P. loves his job now and it's a 5 minute drive for him and we love our house, it's much more manageable for me (although it's a BIG yard for Mr. P.) and we just LOVE it here. So life gives you lemons... make lemonade! The journey was scary but our outcome was a blessing... that's what I'm praying for you and Terry, you two deserve the world and lots of lemonade!!!   70. i have never met any one that has so much white in their home. you & your family must be very clean & without accidents. i would be a nervous wreck. i love it!! i really do but i wonder if i would or could be so clean. it is so calming. i wonder what your new place will look like? we have a Victorian, a new one, nothing old like we would love to have. lots of coke items as my hubby love it. red & white is my fave so i am super happy we can agree on that. ha. ha! i love farm houses and that would be great for me too, maybe we will down the road?     Depersonalizing and decluttering is alot of work, isn't it? You've done a great job getting your home ready for staging and showing. I took down all of our personal photos, and lots of extra accessories, too. I will be so glad when our showings are over! What a pain they were. I am not surprised that your beautiful home has received such great feedback! You will find though (at least we did!) that you can't please everyone!! And people seem to want it all, but are not willing to pay for it!! I hope all goes well, and that Terry lands a job that he loves, in an area that you both will be happy with!!

  73. I can see how hard it is for you to envision leaving this house, which you have made into such a lovely home for your family. I was struck by your words as you always use "home" instead of "house". Only a suggestion, but it might make it easier to leave if you started thinking of it as a house and started making a list of what your future "home" would have in it...example: Separate laundry room? three bedrooms or four? Formal dining room? The best book I can recommend for you is The Power Of Your Subconscious Mind by Dr. Joseph Murphy. It will literally change your life and your mindset. Good luck.

    I've never understood that fairly new thought about removing your personality when selling a house. Personality is always what sold me on a house we bought. Of course we did skedaddle out the door of a house we once looked at that had a nazi flag hanging over the sofa. A little too much personality there.

    I know you hope that a family will buy it that will love it as much as you have.

  76. I'm always surprised by the lack of imagination of buyers. When I visited my cottage, it was not my style at all, but I could see past it. I understand how some people can not be in love with your gorgeous shabby style, because tastes are different for everybody, but your house is wonderful even without your decor and they should see that.

  77. what a beautiful home.. I say that every time, I know..but your special touch is just so stunning, Kris.. I"m glad that you can view the change as positive. When I read the title of your post, I was so surprised and saddened. I guess on the bright side, it will lighten your packing job for later :) Your hard wood floors are so beautiful and all the upgrades that you've done will pay off. Anyone looking at your home will be able to tell how much loving care that you and Terry have poured into it! It's wonderful to see all of the comments and support that you have! Praying for you and wishing the best for the days ahead.

  78. Hi!!!! I can't believe you are moving! Where to? This post has been fascinating to see the depersonalization. I know I would have to do the same if we sold. Your house still looks pretty though! If it was in Arlington Heights, I'd buy it! ;) Good luck with the selling!!!
